Set on Pasadena’s East Foothill Boulevard, this three-story mixed-use building brings 20 residences and ground-floor retail to the corridor within roughly 32,000 square feet. The design takes its cues from the brick warehouses and factory buildings found throughout the area, translating their familiar forms into a composition that keeps the building at a comfortable, residential scale. Brick surrounds wrap tall steel-paned windows, giving the white facade a strong vertical cadence, while the balconies and black steel canopies add layers of depth and shadow. The corner is defined by a fully brick-clad volume that rises to a rooftop terrace. At street level, a landscaped corner plaza with outdoor seating draws the neighborhood in, and tall storefronts along the sidewalk keep the streetscape active and engaging for people on foot. The project offers a walkable, neighborhood-scaled destination that feels grounded in the history of the community around it.
